New Bungalow in 4th & Gill – LEED Silver
The Gratz house is a two-story residence in the Historic Fourth and Gill Neighborhood in Knoxville, TN, on the former McCallie School lot. The bungalow-style home maintains the historic façade lines of neighboring streets by having the front of the home at the same distance from the sidewalk as surrounding homes.
At an estimated 33% more energy efficient than standard homes, the Gratz house is 1,900 square feet. It uses materials like durable horizontal fiber cement siding and a brick foundation. Low VOC paints and formaldehyde-free insulation help reduce indoor air pollution and create a healthy home environment.
Double hung wood windows were selected for maximum efficiency and natural ventilation. A tankless hot water heater adds to the energy efficiency of the home, while low flow fixtures contribute to an estimated 20% water savings.
Recycled content was used whenever available, including in hardwood flooring, ceramic tiles, countertops, and Green Label certified carpeting.
The home has 3 bedrooms, 2 bathrooms and ample outdoor space on the front and rear porches. The site also has a high “walkability” rating because of its proximity to grocery stores, public parks, public transit and retail shops.
The home is Energy Star certified and received a LEED Silver certification from the US Green Building Council’s LEED for Homes program.
